Closing services for lenders
We close purchase-money and refinance loans for lenders throughout Miami-Dade and Broward.
- Title commitments and lender's policies underwritten through Old Republic National Title Insurance Company and Attorneys' Title Fund Services, LLC, with standard endorsements as required by your closing instructions.
- Closing protection. Ask us for a closing protection letter from the underwriter for your loan.
- Gap coverage. When the title agent disburses the closing funds, Florida law requires the insurer to cover the gap between the commitment's effective date and recording (§ 627.7841, Fla. Stat.).
- Disbursement. Closing funds are held in trust and disbursed only in accordance with the closing instructions, after incoming funds are received and verified.
- Recording and trailing documents. Prompt e-recording, final policies and satisfaction tracking on payoffs.
- Condo and HOA items. Estoppels under § 718.116, Fla. Stat. and § 720.30851, Fla. Stat., and association documents your underwriting needs.
