How the "portion thereof" rounding works
Doc stamps are charged per $100 or portion thereof, so the amount is rounded up to the next $100 before the rate is applied. The Department of Revenue's own examples:
- $180,000 deed outside Miami-Dade: 1,800 × $0.70 = $1,260.00.
- $225,132.75 single-family deed in Miami-Dade: rounds up to 2,252 units × $0.60 = $1,351.20.
- $500,000 vacant lot in Miami-Dade: 5,000 × $0.60 = $3,000, plus 5,000 × $0.45 surtax = $2,250, total $5,250.00.
What counts as "consideration"?
For deeds, consideration generally includes money paid plus the amount of any mortgage or other debt the buyer assumes or takes subject to. See Florida Department of Revenue, Documentary Stamp Tax for examples and exemptions.
